Bridging Between Gap and Reality

It’s very common that People wish to follow their dreams and hope and pray for a better life all the time; however the idea that dreams are unattainable is a perception that is also equally common. In this context it takes courage to have a new frame of mind and to be the bridge that carries dreams in to reality.  In my view Manovsis is right there to just do that as it is envisaged   to Bridge the Gap between Dreams and Reality in response to signs of the time.  

I say it takes courage because those who have bridged the gap between dream and reality are those who took the road less travelled and succeeded. They thought up something and went after it. Such inventiveness always starts with freedom. And freedom here is in terms of the ability to choose the road less travelled without feeling tied down. Ultimately we are what we think, so why not think of the best way to start.  And the best way to start is to start with that kind of Freedom. In my view Manovsis has assured this as well. 

The first step to making something happen—especially something as grand as envisaged by Manovsis is to wake up and to find the inner motivation to start this journey. When we make the desires and dreams of others’ need, we are already on the path of building lasting relationships. 

Don’t worry about where the path will take you. Don’t worry about failing. Worry about what happens if you don’t start the journey. So the most courageous action you can take is to keep moving forward.

That’s where we are to consider – how to move forward ….Raising the funds is fundamental. 

Fund raising basically is proclaiming what we believe and visualize in such a way that we offer other people the opportunity to participate with us and our vision and mission. Fund raising is just the opposite of begging – Fund raising is a form of declaration that we have a vision that is amazing and exciting. We are inviting potential others to invest. We invite because we are confident about our vision and mission and our invitation is clear and worthy of another’s trust. So shall we be. 

Identifying organizations that can and will support our mission and vision is like planting trees by the stream of water, which will yield their fruit in due season and their leaves, do not wither. (Psalm 1.3)

We must be able to pass on our confidence in our vision and mission by letting the Donor/ investor know that we know how to work with money and how to make money grow.  This inspires confidence in investors that their investment will be well utilized and it will bear fruit.  That we are in a position to ask for money standing up and not bowing down, the question is not how to get the money, the question is about our relationship with the money. The concept is to encourage the investor to realize that he or she won’t become poorer but richer by investing with you. 

Those who give money and those who need money meet on the common ground of a grand vision and the common good. That our fund raising is for community building – aimed at creating new and lasting relationships and giving opportunity for others to invest and be joyful and grateful just  as we will be.

Budget and Cost Optimisation are the key

Time and cost are two important factors in construction that are crucial in achieving the project objectives. Time and Cost are two inseparable realities. They are two sides of the same coin. We cannot achieve one without the other. 

I have always emphasised on the importance of budget and staying within budget means. In this complex world scenario, a sustainable business unit can only see the light of another day, only if it focuses on optimising on its cost and staying within its budget means. One should never forget that a hell lot of home work is required achieve the maximum within the budget means.

The present project proves to be a clear example to this. We have worked hard to bring the project within budget means. The credit goes to all who are on the ground. While we have often been addressing this issue of cost and time in our weekly review, somewhere i begin to realise that we are still not focussing on our operational strategy as a whole. We are approaching them in isolation. Alignment (-Cost -Time -Waste + Service) is the key here. We cannot have one without the other. We cannot ignore that the management of our (labour) workforce, accuracy of material requirement estimate and proper scheduling are still a matter of concern and they require our timely attention.

Manovsis as a company will be a company par excellence, if it succeeds on its operational strategy. It is everyone’s responsibility to make it happen. Ownership is the key here. The solution to making our operational strategy a success is simple “THINK OUT OF BOX” in your ESTIMATION AND EXECUTION.

Second Management Committee meeting on affordable housing

The second meeting of Manovsis Management Committee was held at konkan Bhavan, Kalyan Nagar, Bangalore on 22 Feb 2020. The following members Velu, Ponnappa, Arun Fernandes, Babu Jose, Elias.The meeting aimed at finding out ways and means of raising funds towards affordable housing (enrich+empower+excel). fr. Babu Jose  was a special invitee and a mentor to the Leadership team of the company.  Elias presented a short PPT that focussed on fund raising, namely on whom to ask, how to ask and how much to ask. 

The meeting focussed on the following points

1. Area & Land  Identification  around bangalore

Highlights of fr Babu’s inputs

  1. It requires a dream to meet the reality
  2. We are agents of change, who bring smile back on the face of the poor and bridge the socio-economic gap that exists in the society
  3. As value centric business people, we take the road less traveled in business, namely to make impact than mere profit…so why not think that this is the best way to start
  4. The keys to fund raising is to sell the vision and focus on the ‘power of now’
  5. It is important to plant the tree by  running streams for tree to grow and bear much fruit, like wise, it is important to align with the likeminded people who have a heart for justice  to yield better results
  6. Ask yourselves, what if you don’t do this? The answer is very simple, many will be without roof over their heads
  7. The funders look at one aspect, namely, that the money given is properly utilised. In your case, you are enabled with the giftedness of three charted accountants, who will know how to utilise the money, and that you are not using the money, but regenerating it for more impact in the society.  So the question now should be “if not now, then when”

Expectation from funders

fr. babu said the funders look for three major criteria in every project namely – is the project relevant? Is the project sustainable? and is the project feasible? 

Relevance of the Project – the magnitude of need itself is the fact that points to urgency of the project

Feasibility of the project –  feasibility of the project is judged by possession of land, the know-how of the project construction, necessary capability, Govt support such as Pradhan Mantri Awas Yojana (PMAY) etc

Sustainability of the project – creation of the return on investment and impact means the money given once is used multiple times for creating and multiplying the number of units of the project

Management Committee’s first Meeting on affordable Housing in Bangalore

The first meeting of Manovsis Management Committee was held at konkan Bhavan, Kalyan Nagar, Bangalore. Special thanks to Mr.Arun for journeying with us and for arranging the venue  and refreshments for our meeting. 

the meeting began with a prayer at 10.30, Shortly after, with a brief introduction of each other, the team got into the purpose of the meeting, i.e planning the next phase of the company for the next three years in content and context, namely on affordable housing. 

MAJOR POINTS OF DISCUSSION

Review of the Last three years   it was briefly stated by Elias, the convenor, on the journey made in the last three years and the eventualities that following on account of demonitization and GST. Barring the first year, the company proved to be profitable, thanks to the hard work of the team. The team was also presented with the Plus and Minus of the journey, on the success  and the constraint factors, namely from people, market, sales, Govt Policy perspectives etc. Elias, the convenor of the meeting, said, since we have already created a story by walking the talk, it is time to move on to what is urgent and important, and be aligned to the mission, namely affordable housing.  Since the objective of the company is to work towards affordable housing from a socio entrepreneurship model and to work on volume of scale from the shareholders’ perspective,  it was decided to move from a self-executory model towards enabler model in affordable housing. 

Presentation of the Enabler Business Model: Elias presented to the team the importance of an enabler model to create  volume of scale in affordable housing.  He proposed to the team various social models and highlighted the importance of an ‘embedded integration enabler Model’ in affordable housing (i.e.Value Creation by leadership participation in affordable housing). in a simple way, we make it happen by using the existing promotors and builders, who have a strong socio and ethical credibility and are aligned to our vision and mission. We do it by a participatory role from outside. 

Mr. Arun’s Contribution: Mr Arun focused on land and house, namely while suggesting on Land,  he distinguished between three types of zones – Green, Yellow and Red. He stressed on the importance of Green towards affordable housing, as it is cost effective.  on the nature of the houses, he also suggested that while highlighting affordability, we need to focus on types of houses, types of material and rates for each unit.

Presentation of the Finance Model: Mr. Ponnappa presented the sample finance model with its proposed figures. the models consisted of Service/Management fee from Donor, Service/Management fee from Beneficiary or Service/Mgt fee from both. while doing the pro-con analysis of the model, the team felt it is not advisable to place the burden on the beneficiary. apart from this, Elias suggested that we need to focus on impact investor model (build and sell) which will serve double benefits, namely while it enables the housing volume at affordable rates (beneficiary), it also helps the investor to create considerable profit margin on a sustainable basis with a product life-cycle

Builders Expo 2019 in Madurai (27-29 Sep 2019)

27 Sep 2019, The Event, Constructive 2019,  began at Tamukkam Grounds, Madurai,  with 90 different product and service based companies and vendors participating in the show. Manovsis is honored to step into the big show by having its stall for showcasing our work and attracting new business.

As we come to the close of three years of construction experience, it is time to showcase years of hard work to the public and move on to next level in business. 

Fortunate are those who tap on opportunities that come their way. We are privileged to participate in the Builder’s Expo in Madurai, once a year event that takes place for public in Madurai.  With the advent of economic and market downturn and with a sincere intention to attract more customers to business, the team has geared up to participate in the three-day major event on 27-30 Sep 2019.   

This event will allow us to measure the depth of the market, before we take major decisions for the future. We have been allowed a stall in the first row, where we can market our work and attract many to our company. We aim to achieve the following during these three day event.

Aim to reach out to 1000 Customers, follow up with 300 with  conversion of 30 FY 2019-20

Aim to build a strong vendor base with existing and innovative products in the market

Aim to promote our brand in madurai and surrounding regions

The quality and nature of our work will be our offerings, our quality of product and people service and placement of offerings  will add up to the list. In this line, we have identified more than 30 lands for future customers.  Transparency, Quality and service is the key to the success of Manovsis all the way

The Importance of scheduling in affordable housing construction

There are three aspects to construction management, that play a very crucial role in the success of any construction unit. They are Cost + Resources (people and material) + Scheduling. They are interrelated.

As all of you are aware, in our business at Manovsis, we are focusing on an operational strategy that point to -waste, -cost-, -time and +Service. Sometimes, it is good to ask ourselves, if we are truly adhering to this strategy of ours. Are we sticking to our time, are we truly managing our resources at hand at the optimum level, and are we managing our costs effectively? Are we as a unit performing at the highest level?  based on my experience, i wish to bring to your attention importance of Scheduling in Construction management.

Scheduling is an important part of affordable construction management. Planning and scheduling of construction activities helps engineers to complete the project in time and within the budget. if we need to get the project completed on time and within the budget, it highly critical that we adhere to scheduling.

Remember that SCHEDULE SERVES A PURPOSE….

Initiating Electrical Engineering Plan in Home Construction

The execution team had its first meeting with Mr. Rajendran, the licences electrical Engineer. The meeting aimed at providing the client with licensed electrical plan for professional execution, safety and for all future operational purposes. Meeting also aimed at reducing redundancies of materials and providing vital points in the electrical plan of the house that are absolutely essential.

it was highlighted that we ensure on following standard operating procedures (SOP) in executing the plan to its perfection. The good news is that many of our clients favour the electrical plan for the houses.

Manovsis awards its first design&build customer Mr. Saravanan

Initiating a new business vertical “Design and Build” on A to Z Service Delivery Model, the company handed over its first house to the Client on 18 Feb 2019, the inauguration day (house warming ceremony).

The Company handed over its Momento to its first Design and Build Client, Mr. Saravanan. it was a moment to cherish, as the client and his family were filled with gratitude for the service rendered by the company.

The company served the customer on A to Z service model, namely from identifying the land, registration, architectural design to planning to timely execution. Such was possible, mainly because of the professional approach of its team and its dedicated effort.
